Our Rolling Door Designs and Technical Drawings

Janus International manufactures high-quality self-storage and commercial steel roll up doors. Our company uses innovative rolling door designs that incorporate a dead axle, disc wheels, enclosed pre-greased springs, and quality paint coatings on every steel roll up door we send out the "door." These components eliminate maintenance and extend the life of each and every one of our metal roll up doors. This is a superior process because it ensures our steel doors are more efficient to manufacture and require less maintenance that other roll up doors in the self storage industry or commercial/industrial world.

Suggested Maintenance

Roll up doors with yellow storage lockers above

Metal roll-up doors can be costly for self-storage facility owners to maintain. Self-storage facilities often have hundreds of storage units in their facility, which makes it expensive for staff to grease springs and take the time to gain access to each unit. Janus International has recognized that roll-up door maintenance is a high operating cost and has designed a practically maintenance-free roll-up door to help alleviate this expense.

Our steel roll-up doors do not require greasing. The springs that are located inside the barrels come pre-greased, which makes our doors virtually maintenance free. Self-storage facilities do not have to perform lengthy door maintenance on Janus roll up doors. Instead, we recommend wiping down guide strips and door curtains to remove dust in between tenant rentals.

Perform Easy Storage Maintenance Care

We recommend performing the following maintenance steps once or twice a year between rentals:

  • Clean guide wear strips and the bottom bar astragal by wiping each with a soft cloth. Use a silicone-based restorative protectant solution on the cloth before touching these surfaces.
  • Use warm water and a mild detergent to clean roll up door curtain and latch assemblies. A liquid car washing soap is ideal.
  • If the steel roll up door operation is not working well, adjust the tension. Never try disassembling and greasing springs.

Janus International Group, headquartered in Temple, Georgia, United States warrants that every self storage steel roll up door or building component and its hardware and fittings will be free of defects in workmanship and material for a period of three years from the date of purchase.

We further warrant that every commercial metal roll up door and its hardware and fittings will be free of defects in workmanship and material for a period of one year from the date of purchase.

  • Janus doors are packaged and loaded with care to minimize transit damage. However, due to road conditions and shipper handling procedures outside our control, there are exceptions. Small dents or dings as well as light paint damage due to wear and tear in transit are classified as normal and therefore not an approved reason to return or refuse delivery of the door. We will supply touch up paint but cannot accept a return of the door.
  • According to the Door & Access Systems Manufacturers Association (DASMA), “a common occurrence with rolling door products, under normal usage of such products, is the wearing away of the painted surface of the curtain. This condition occurs as the result of the curtain repeatedly coiling upon itself, and then repeatedly uncoiling, upon the opening and closing of a rolling door.” Therefore normal wear and tear from metal to metal contact is not covered under the Janus paint warranty.
  • Visible shipping damages other than those stipulated in item #1 above need to be reported immediately. If you notice damage to the item inside the carton DO NOT ACCEPT IT AND DO NOT SIGN FOR IT! Simply inform the driver that you are refusing delivery due to damage and contact us at once to make a report so we can have a replacement shipped to you immediately. Please check your door(s) upon arrival as Janus cannot be responsible for any damages or missing items once you have already signed for them.
